Deposit and Cancellation
When you request a reservation, you will receive a confirmation plus the invoice by email. After a 50% deposit, the reservation is final. The remaining rental amount must be paid no later than 6 weeks before arrival.
In the event of a cancellation that falls within a period of more than 16 weeks before arrival, 10% will be charged. In the event of cancellation less than 16 weeks before arrival, the cancellation costs are 50% of the total amount. In the event of cancellation less than 6 weeks before arrival, the cancellation costs are 100% of the total amount.
Changing or cancelling a reservation can be done exclusively by email.
The day on which the written cancellation is received is the date from which the cancellation costs are calculated. Any cancellation insurance must be taken out by the guest himself. If the reserved accommodation becomes uninhabitable or difficult to inhabit due to a shortcoming that cannot be attributed to the landlord (force majeure) (due to fire, flooding, technical failures or something of that nature), the landlord cannot be held liable for this. Of course, the paid rental amount will then be refunded.
Deposit and Complaints
We request a deposit of €200 per accommodation. Please hand over this deposit in cash (or by payment request) upon arrival and we will return it immediately at the end of the rental period, provided that the following requirements have been met:
- No damage has been caused to the accommodation or the entire domain;
- The furnishings and linen have been left complete and undamaged;
- The tenants have not been evicted from the accommodation by the owners or the police.
Should you unexpectedly have complaints or find things that are not in order, it is advisable to report these to the landlord immediately, so that the landlord is given the opportunity to resolve the complaint as quickly and efficiently as possible. Complaints afterwards will not be processed by the landlord.
The landlord is not liable for damage, theft, loss, injury or accident caused to the tenant or to those staying in the rented property on his behalf during the relevant rental period, regardless of the cause. The tenant must immediately report any damage caused to the rented property to the landlord. The tenant is liable for all damage to the rented property that occurred during the agreed rental period.
Linen
Bed linen, bathroom towels and kitchen linen are included in the stay. The tenant must bring his own pool towels.
The beds are made upon arrival. For reservations longer than a week, we can change the bed linen after one week on request.
Septictank
Domaine Le Roseau is not connected to the sewer but to a septic tank. As a result, no chlorine may be used. In addition, flushing sanitary towels, tampons and wet wipes is prohibited. If a blockage occurs due to incorrect use, the costs will be borne by the tenant.
Overige
- Smoking nor vaping is permitted in the accommodations;
- Pets are not allowed;
- Parties are not allowed (or small-scale in consultation);
- Visitors in consultation (they are not allowed to stay overnight);
- Additional person only in consultation for an additional fee;
- Final cleaning mandatory (swept clean on departure);
- Rental from Saturday to Saturday in high season;
- Mid and Low season minimum 3 nights;
- Arrival 16:00pm and departure 10:00am;
- Tourist tax is calculated at the end of the stay from the age of 18.
